Most of us think that our roofs will last forever. But it turns out that they require more maintenance than you might think. Things can go wrong pretty quickly, and if roofs become damaged, the rot can spread throughout your entire home. So, what are some of these signs that your roof needs maintenance right now?
Granules in your gutters
Granules in your gutters are a sure sign that your roof requires maintenance right now. Granules come off asphalt shingle tiles when they age and become worn. Once the gritty sand that blocks UV rays and water starts to run off your roof, it can make it more porous and cause shingles to wear out even faster. Therefore, check for granules piling up after rain. Usually, they will form deposition patterns in your gutters and perhaps even in your drains if the loss of grit is severe.
Curled or ripped shingle edges
You might also notice curled or ripped shingle edges on your roofing. When the corners turn upwards, it is not just a sign of aging. It is actually an indication that the shingles themselves are failing. Shingles do this when moisture builds up underneath, leading to rot. This then becomes enhanced over time as weather continues to damage the shingles. It is particularly common on south-facing roof sections because of the effect of the sun’s rays.
Water stains and ceiling discoloration
Watch out for water stains and ceiling discoloration as well. Look for signs that water may be getting through your roof and causing damage to the rest of the structure of your building. Water stains might look dry now, but it usually means that moisture has passed a long way from the roof tiles (several feet above) all the way down to the interior parts of your home. If you see any moisture building up in your property, act immediately and get professionals to come over and explore the root cause of any stains.
Dark streaks and algae
On a related point, you might also see dark streaks and algae building up in your property. These appear on shingles and leave damp spots, accelerating the damage. Many people think that these elements are harmless because they look natural, but they are not. Elements infiltrate into the roofing material and damage it from the inside out.
Sagging and uneven roof
If you have a sagging or uneven roof line, it is another sign that your roof is in need of maintenance. Sagging is often a serious issue involving the rafters. However, it could be a sign of rot, excessive moisture in the wood, or termites causing damage.
Rising energy bills
Finally, you may notice that you have rising energy bills without any obvious explanation. You are not using your cooker, air conditioner or HVAC system any more than normally, and yet the amount you are having to pay to utility companies is going up. If this happens, it often means that heat is escaping through your roof. If the roof is compromised in any way, it can cause danger and damage to the insulation that keeps warm air inside your home.
